General conditions

Domo Loal SL (Ibiza Domo), in the vast majority of cases acting as intermediary, passes on the conditions set out by each of the property owners in our catalogue to customers. However, below we set out the basic points that determine the terms under which, in general, rental conditions are regulated:

1.- Acceptance of conditions

The general conditions established for the rental of each villa will be signed by the clients to demonstrate their agreement before delivery of the keys to the property. The client can sign and send these from the moment of reservation or do so in our offices in Ibiza upon arrival. Under no circumstances will it be possible to hand over the villa without these conditions having been previously signed by the client.

2.- Reservation deposit

The receipt of any amount into our bank account does not constitute the acceptance of a reservation by itself. A reservation is considered confirmed from the moment the client receives the confirmation voucher issued by Domo Loal SL. The deposit requested varies according to the conditions set out by the owners of each property and the balance must be paid before delivery of keys, in the manner determined in the conditions of reservation.

3.- Concepts included in the price

The price includes the exclusive use of the furnished and equipped villa and its facilities. The consumption of water, gas and electricity is included in the price as well as the use of all the equipment within the villa (sheets, towels, furnishings, appliances etc). Regardless of the cleaning routine established 'by default' within each property, Domo Loal SL (Ibiza Domo) offers its customers the possibility of including other options, adapting the rental price to the frequency of the cleaning service chosen.

4.- Cancellation policy

In each case, Domo Loal SL (Ibiza Domo), acting as intermediary, will apply the cancellation policy as imposed by each property. However, if not stated otherwise, the following general rule prevails:

- Up to 45 days before arrival, a penalty of 30% of the total rental price will apply.
- Between 45 and 30 days before arrival, a penalty of 50% of the total price will apply.
- 30 days or less before arrival, the total rental price will be charged.

In the case of cancellation, Domo Loal SL (Ibiza Domo) will negotiate on your behalf with the owner of the villa in order to obtain the best possible outcome, in accordance with our customer service policy.

5.- Security deposit

In the conditions of reservation a security deposit is set out that must be paid before admission will be permitted to the villa. The amount and form of payment varies according to each property and will be designed to cover potential breakages or other damage to the villa or its facilities that do not come from normal wear and tear of the property. This deposit will be reimbursed when you leave the villa and its condition has been checked. In the case of damage where cost cannot be determined at the time of departure, a period not exceeding 15 days will apply for the return of the difference. Only occasionally and with previous express agreement with Domo Loal SL (Ibiza Domo), this amount may be used to pay for extra services taken out by the customer or paid for by Domo Loal SL (Ibiza Domo) by way of supplies.

6.- Number of people

The total number of people occupying the rented property must not exceed the number of places established in the reservation conditions, except in the case of children under two years of age. In general, the property or owners of the villa reserve the right to revoke any reservation at its discretion in the event that this section is not respected, or deduct from the security deposit the amount that could be claimed in this respect by the property.

7.- Access to the property

Both the staff of Domo Loal SL (Ibiza Domo) and the owners of the villas must have access to the villa at reasonable hours to carry out any maintenance work that may be necessary, as well as in the case of breakdown of any of the appliances or services.

8.- Responsibilities of the client

It is set out in the general conditions that the client agrees to keep the property, its furniture and equipment in the same condition they were in at the time of arrival, and is responsible for any damages or losses that occur in the property or to its contents during their stay, and commits to take responsibility for appropriate compensation through Domo Loal SL (Ibiza Domo) for any damage caused outside of normal usage. The client must return the villa free of rubbish and waste, otherwise a surcharge of €55 will be applied upon departure or deducted from the security deposit.

Usage of the villa for the celebration of parties, events and celebrations without the express consent of the property owners is strictly forbidden, and similarly access to the villa of a higher number of persons than that which is set out in the booking conditions is also prohibited without the prior agreement of the owners.

The installation and use of other equipment or sound systems other than those included in the villa is not permitted, unless prior authorisation is granted. In accordance with current legislation, music audible outside the property is prohibited after midnight in the whole territory of the island. Possible formal complaints from neighbors or complaints from the authorities over the breach of these rules may incur the loss of the security deposit and even immediate expulsion from the property.

9.- Valuables

Valuables that customers may leave in the property are left at their own risk, and the property owners will not be held responsible for any loss or breakage. In rental properties in tourist areas there is always a certain risk of theft. Where theft or attempted theft occurs, the client must notify Domo Loal SL (Ibiza Domo) immediately. Domo Loal SL (Ibiza Domo) is not responsible for possible losses derived from theft within the property.
